What is a measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a floorplan service, a certified appraiser measures the property with a measuring tool — generally a tape or laser measuring device. As they move around the property, they mark the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch the property. Then, the appraiser creates a report and detailed sketch showing the total area and the overall layout of the house.
